Ingenium Enterprises prepared Civil Site Plans for the development of a 2,381 SF, True Warm and Welcome Panda Express Restaurant (17767 Harpers Run) at the Cypress Ranch Development master planned by The Ferber Company. The challenges for this site were unique in that it occurred before, during, and after the COVID-19 Pandemic. This required extensive coordination by Ingenium with Ferber, Panda Express, and Pasco County to ensure the restaurant was designed, permitted, and constructed in as efficient a manner as possible given the uncertainty of the development climate at the time. Ingenium assisted the client in obtaining multiple Alternate Standard Requests (variances) as well as negotiating a right-in, right-out driveway connection to Skybrooke Boulevard that was originally denied by the County. Specific services performed for this site included: Full civil design, including site, utility, drainage, and erosion control. The plans were permitted through Pasco County and The Southwest Florida Water Management District. Construction of the store was completed in July of 2022.
